Before You Pay for Door/Windows: How to Protect Your ₹10–50 Lakh Investment

Introduction

I'm Shivendra Singh. I've spent more than 19 years in the door and window industry. In all these years, I've seen a hard truth again and again:

Many homeowners don't lose money because they picked the wrong window. They lose it because they paid the wrong way.

Building a home is one of the biggest money decisions of your life. Windows and doors are not just about looks — they decide how safe, quiet, cool and comfortable your home will be. But here's what happens: people spend weeks comparing glass, colours and handles… and then send lakhs of rupees to someone just because they "trust" them.

Some projects turn out beautifully. Others end in delays, fights and money lost. I'm not writing this to scare you. I'm writing it so you know exactly what to ask before you pay a big advance.

There Are Two Ways to Lose Money — This Article Is About the Second One

Let's be honest. There are two ways a homeowner loses money on windows.

Way 1: The wrong window system. This is very real. Sometimes people are sold a cheap, ordinary aluminium window at a premium price. A basic (non-thermal) frame lets a lot more heat in — it performs far worse than a proper "thermal break" window. Sometimes single glass is used where double glass was promised. Sometimes the hardware is weak, or the window leaks air and water. Choosing the wrong product costs you comfort, higher electricity bills, and years of headache. I've written many articles to help you get this part right.

Way 2: The wrong payment process. This is the part almost nobody warns you about. You can pick the perfect window and still lose lakhs — if the supplier isn't properly checked, if you don't know where your money is going, or if you keep paying advances but nothing is actually made.

So getting the product right is only half the job. This article is about the other half — keeping your money safe once you've chosen the right window.

Why Even Smart People Get Cheated

People often tell me:

"But my architect recommended him."

"My carpenter has worked with him for years."

"A close friend referred him."

"He showed me photos of big projects."

These are all good reasons to meet someone. They are NOT good enough reasons to send ₹10, ₹20 or ₹50 lakh.

Think of it this way: a recommendation is not a guarantee. Even a good, honest business can suddenly face money problems, staff issues or delays. A friend's good experience last year does not promise you a good experience this year.

Think Like a Hospital, Not Like a Friend

Say your family doctor recommends a heart surgeon. Even then, you'd expect a proper hospital, proper papers, a real bill, and payment made to the hospital — not cash handed to a person outside the gate.

You would never give ₹10 lakh in cash to one man just because someone said "he's good."

Your home deserves the same care.

Know Who Is Actually Responsible

One window project can involve many people: the homeowner, architect, designer, dealer, salesman, fabricator, manufacturer, installer, glass supplier, hardware supplier.

If you don't know who does what, problems become expensive. So before paying, ask one simple question:

"Who is legally responsible for my order?"

My Simple 10-Step Safety Checklist Before You Pay

Step 1 – Check the company, not just the salesman. Find out the company name, GST number, office address, factory address, how many years they've run, and who owns it.

Step 2 – See the factory. A fancy showroom is nice. A working factory is proof. Ask to see the machines, the assembly area, powder coating, glass storage and the dispatch area. Can't go in person? Ask for a live video call walkthrough.

Step 3 – Check the brand claim. If they say they make a well-known premium system, call that brand company yourself and ask, "Is this person your authorised dealer or fabricator?" It takes five minutes.

Step 4 – Pay the company, not a person. Send money to the company's official bank account. Ask for a proper bill (invoice). Avoid cash with no record. Keep every payment traceable. This protects you and them.

Step 5 – Ask to see past work. Ask for photos of finished projects, phone numbers of past customers, and if possible, visit a site like yours. Good companies are happy to show their work.

Step 6 – Put everything in writing. Before they start making your windows, get written approval of sizes, which way each window opens, glass type, colour, hardware, handle position and extras. Don't trust "we discussed it on phone."

Step 7 – Pay step by step, not all at once. Big projects should be paid in stages: order confirmed → drawings approved → windows made → powder coating done → glass arrived → dispatched → installed → handover. Each payment should match work you can actually see.

Step 8 – Keep asking where your material is. At any time you should be able to ask: Has making started? Is coating done? Has the glass come? Can I inspect it before it's sent? A good supplier will answer happily.

Step 9 – Know who owns the material. Ask clearly: When does it become mine? What if the project gets delayed? Where is it stored until then? These simple questions stop big fights later.

Step 10 – Watch for warning signs. Be careful if you hear: "Pay only in cash," "Don't call the owner," "Don't contact the brand company," "We'll do the papers later," or "Just trust me." These don't always mean fraud — but they do mean: check more before you pay.

The Golden Rule

Trust decides who you meet. Verification decides who you pay. Never mix up the two.

Quick Checklist Before Sending Any Advance

☐ Checked the company?

☐ Seen the factory (or a video)?

☐ Confirmed the brand claim?

☐ Paying the company's official bank account?

☐ Got a purchase order?

☐ Drawings approved in writing?

☐ Payment stages written down?

☐ Know who is responsible?

☐ Know where windows will be made?

☐ Have written records of everything?

If you answer No to several of these — wait. Don't pay until you're satisfied.

This Is Not About Doubting Everyone

India has thousands of honest window makers, dealers and installers who do excellent work. Checking things is not an insult to them. It protects good customers and good suppliers alike. Clear papers actually keep the relationship friendly, because there's no confusion later.

Final Thoughts

In building a home, trust matters. But trust alone is not enough. Whether your window budget is ₹5 lakh or ₹5 crore, spend one extra hour checking before you pay. That one hour can save you months of delays, fights and stress.

Just remember four questions:

1. Who is making my windows?

2. Who is responsible for my order?

3. Where is my money going?

4. Can every promise be checked independently?

If you can confidently answer all four — you're already ahead of most buyers.
